Our aim is to create spaces that give positive energy — spaces that work as daily support for the body, the mind, and the relationships of the people who inhabit them.
We design with optimal orientation and use of solar radiation, air, and views. Generous openings unify interior and outdoor space. Materials are chosen for health, durability, and a low energy footprint.

Efstathia Kolyvaki leads the studio, based in Rethymno. She works across Crete and beyond, with a focus on new residences, restoration of traditional buildings, and technical studies.

From our office in Rethymno we design, coordinate, and supervise. We work with an experienced team of civil, structural, hydraulic, marine, electrical, and mechanical engineers, surveyors, naval architects, notaries, and lawyers.


We define needs, priorities, scale, and the real ambition of the project before drawing begins.
We study orientation, access, views, topography, and existing conditions.
We organise volume, plan, materiality, and atmosphere around one strong direction.
We translate the idea into a study, permit package, and clear process through to delivery.
